Is The Gathering at South Forsyth the Next Big Thing for North Georgia?

The Gist: In a significant nod to the much-discussed Gathering at South Forsyth, the latest report from the Atlanta Regional Commission endorses the project’s planned density and the project’s roadway upgrades, marking a positive milestone for the development.

The Details: The Gathering at South Forsyth, an ambitious 80-acre mixed-use development, has garnered support from a recent report issued by the Atlanta Regional Commission. The report looked into several key aspects of the development, including how well it aligns with the existing transportation infrastructure and regional policies.

The ARC operates in tandem with the Georgia Regional Transportation Authority to assess large-scale developments known as Development of Regional Impact.

Frank Ferrara, senior project executive for the development, expressed satisfaction with the findings, stating the report underscores the project’s potential positive impact on the region. “We are eager to continue working with the County to move the project forward,” Ferrara added.

Report Findings:

  • Employment Growth: The project matches Regional Employment Corridor growth policies, including the addition of housing and retail to employment-focused areas.
  • Parking/Transportation: The development will build fewer parking spaces than the maximum allowed, in alignment with regional transportation policies.
  • Connectivity: The plan incorporates an extensive sidewalk network and a 12-foot wide segment of the Big Creek Greenway.
  • Environmental Stewardship: A significant area along the northern edge of the site will be set aside as a stream buffer greenspace.
